How to change your condominium management, step by step ?

Changing your condominium management is a process strictly regulated by law. Here are the main steps to follow to ensure everything is done properly:

  1. Request to add the item to the agenda
    The condominium council can ask the current manager to include the competitive bidding for the management contract on the agenda of the next general assembly. This request must be sent by registered mail with acknowledgment of receipt at least 2 months before the scheduled date of the meeting.

  2. Obtain a quote from an alternative manager
    To be voted on, a credible alternative must be presented. This is where ATHERAC comes in: we conduct a study of your co-ownership to offer you a transparent and tailored management contract, which you must attach to the request to add the item to the agenda.

  3. Vote at the general assembly
    The change of manager must be approved by an absolute majority (Article 25 of the 1965 law). If this majority is not reached, a second vote by simple majority can be held immediately.

  4. Handover and transfer
    If the new manager is elected, the former has a 30-day period to transfer all management documents and co-ownership funds. ATHERAC ensures rigorous follow-up during this transition to avoid any service disruption.
