A growing demand in mountain resorts

In La Clusaz, the rise of electric vehicles is reshaping the needs of both residents and holidaymakers. Whether in secondary homes or main residences, the demand for installing EV charging stations in condominiums is accelerating.

This growing need is driven by several factors :

  • increasing the property’s market value ;

  • improving comfort for users ;

  • meeting the expectations of an increasingly eco-conscious tourist base ;

  • anticipating regulatory requirements (such as the French Climate & Resilience Law).

Since 2011, the “right to a charging point” has allowed any condominium owner or tenant in France to install a charging station on their private parking space. The co-ownership cannot oppose this request, except in cases of technical infeasibility or if a collective project is already underway.

In addition, regulations are evolving to encourage collective installations. In the near future, some condominiums will be required to include pre-wiring infrastructure, enabling charging stations to be installed on multiple spaces—or even across the entire parking area.

What technical solutions are available for condominiums ?

Two installation models coexist, each with its own advantages.

1. Connection via the public grid operator

In this setup, the public electricity grid operator extends its network directly to the residence's parking area. Each user can then request an individual connection, install a charging station or reinforced outlet, and choose their preferred energy provider.

Key benefits of this solution include :

  • autonomy for each condominium owner;

  • reduced out-of-pocket costs thanks to a pre-financing mechanism regulated by decree;

  • progressive implementation without the need for a collective commitment.

2. Turnkey EV charging solution

A private operator handles the installation of the internal network, supplies and maintains the charging stations, and manages user subscriptions. A service contract is established to monitor electricity usage.

This model is often chosen when the condominium prefers full-service management through a single point of contact, typically under a multi-year agreement.

A successful example in La Clusaz

Following an in-depth study, the condominium opted for Solution 1: connection via the public grid operator, due to its flexibility and cost-effectiveness. Reinforced wall-mounted outlets housed in cabinet enclosures were installed, offering both safety and scalability.

The first condominium equipped

This is one of the first condominiums in La Clusaz to be equipped with electric vehicle charging stations.

  • The residence features 26 private underground parking spaces.

A scalable installation

From this initial phase : 

  • 19 spaces were equipped, with the remaining co-owners free to connect later.

This modular approach respects each owner's timing and budget while anticipating the future growth of electric vehicle adoption.

The steps we took to support this condominium :

  • Technical site visit to assess parking constraints and needs

  • Consultation with the Régie d'Électricité de la Vallée de Thônes (RET) to confirm feasibility

  • Request for quotes and technical studies

  • Presentation of the project at the Condominium General Assembly

  • Drafting of resolutions and support throughout the voting process

  • Coordination of the work with certified contractors
